Do I need to use a certain builder?

No. A property owner may use any licensed contractor when building their home as long as they have approval from the Architectural Review Committee and meet the design standards.

What is the HOA fee?

$200.00 per year

What does the HOA fee cover?

Common area maintenance including mowing of open space, snow removal, maintenance of trails and ponds, and professional management through the Association of Property Management Services –www.apmsva.com(540) 423-3879

Is there a minimum size home I can build?

Yes. For single family home, the minimum is 2,000 SF finished, above grade. For each unit of a duplex, the minimum is 1,600 SF finished, above grade.

What are the set-back requirements?

25 feet at the front and back & 10 feet on the sides.

What views do I have from The Ponds Subdivision?

You’ll have mountain views to the west and the east! To the west is the famous Massanutten Peak and Mountain range and it’s the prominent mountain peak closest to the neighborhood. To the east, the Blue Ridge Mountain range offers views as far as you can see. There are also lots available with views of the natural forest area and 3 ponds.

Can I fish in the ponds?

Yes! Fishing is allowed and is limited to HOA members and members’ guests. All we ask is that you catch and release. And don’t forget to take great pictures of your catch to share with your friends and family!

Is there a maximum size for a home?

The Architectural Review Committee shall have the right to disapprove of any home that is excessively large for the neighborhood or crowds neighboring homes.
